The market is similar to last year, with a possible slight cooling.

Closed Properties

In the last six months there were 28 closings, and a year ago the same period had 36. The number of days to contract is pretty close, and the price this year is higher by $25 per square foot.

Comparison is between 6/3/2019-12/5/2019 (180 days back from the date of writing) and a year prior 6/3/2018-12/5/2018

Properties for Sale in Kenwood

There are 12 homes on the market, ranging from $239,000 to $734,900 asking prices. Looking at the median stats and comparing to the recently sold properties, these homes are 150 square feet larger and are asking an additional $26 per square foot compared to what sold. They have been on the market 34 days – twice as long as the homes that sold.

This indicates that when move-in ready homes in Historic Kenwood come up for sale, and they are priced reasonably, they get snapped up quickly.
